Land Surveying
Our Land surveyors, headed by Danny O'Brien, have been delivering a broad range of land surveying services to the legal profession and the construction industry. The in-house expertise and experience of our staff acquired over the years covers a broad range of surveying disciplines including topographic surveys and boundary disputes.

Topographical Surveys
All types of Contoured and Level Surveys to suit your requirements from Detailed Topographical Surveys which contain all visible features on-site, grid DTM’s and contours in 2-D and 3-D formats through to basic spot levels and contours suitable for submission with planning applications. Various Local Authorities are requesting that all applications be submitted with Site Levels, Contours and Sections through proposed sites, including adjoining roads, which have to be relative to the OS Malin Head Datum. We have surveyed numerous sites from 55 acres for large retail development, existing quarries for landfill purposes, through to rear gardens for house extensions.
Measured Building Surveys
Floor Plans: Detailed floor plans are produced for existing buildings to facilitate Architects with refurbishment or space planning. All sizes and types of buildings are surveyed accurately, including ‘awkward shaped’ buildings. Measurements are taken with reflectorless instruments, a laser scanner and hand held lasers as required.
Elevations: These can be either measured manually or remotely using reflector less instruments and digital photography as required. Streetscapes can be produced if required.
Boundary Disputes
There are an increasing number of property owners who experience some form of boundary related problem with their neighbours that may include any of the following:
- Locating the true position of the boundary.
- Overcoming an obstructed right of way.
- What to do about neighbours trees, etc.
- Damage to boundary by works on adjoining site.
We have been retained on a number of occasions to assist building owners in the identification of boundary lines and can offer considered and practical advice on how best to proceed. We can also act as an expert witness should the need arise.
Setting Out & Control Establishment
McGovern Surveyors can set out using traditional methods for one off buildings or using co-ordinates for multiple buildings, foundations and pile grids for various contractors. We can also establish a series of control points through a closed network traverse around a development for future setting out by on-site engineers.
Mapping
Maps can be prepared for all aspects of property transfer including maps suitable for Land Registry purposes, Declarations of Identity and multi storey scheme maps.
